The project was conceived from the analysis of the physical constraints of the land, characterized by a 3.00-meter crosswise slope and an irregular geometric perimeter. The architecture directly responds to these parameters, integrating the slope into the building’s volumetric design. Internally, each store module does not connect to its lateral neighbor, which allowed for the isolation of one module and two pairs, thus creating a rhythm of half-levels shaped by a generous front setback (resulting from the street and sidewalk design) and a mandatory lateral setback. The building adjoins the rear and one of the side boundaries, taking advantage of a permanent green area.
Soil survey studies confirmed the feasibility of shallow foundations due to the rocky profile, which directly influenced the structural design and site placement. The adopted solution resulted in a stepped volumetry, which articulates the different topographic levels and establishes a formal dialogue with the land’s implantation.
To meet the premise of varied use, the project proposes a building with a free and flexible floor plan, where concrete block planes are connected by reinforced concrete beams. The facade is composed of perforated elements that function as permanent sun protection for the upper floor, controlling direct solar incidence and ensuring adequate thermal comfort conditions. Internally, steel stairs provide private access to the upper floor, intended for support activities for the commerce on the ground floor.
The monolithic appearance of the volumetry is broken by the transparency of the perforated elements and their rhythmic design. The visual identity of the building is defined by this same stepped volumetric composition and the texture provided by the perforated elements. The aim is to create a visual reference in the urban context, which is predominantly marked by continuous walls, proposing a more permeable and qualified relationship with the landscape.
